Social Media and the News has blown up over the change is commission structure. Many of the videos are quite funny, and very accurate. I hate to say it, but the not so accurate commentaries or comments are from people, who are not Realtors, and do not have firsthand experience on how hard agents truly work, nor our high, out of pocket expenses. Recently, Adam and I were having lunch in Sonoma with clients we have been fortunate enough to have sold 4 homes with. At first, they didn’t think it was so hard or time-consuming to sell a home, but after going through it with us they saw how much we did for them, day in and day out, which made them more than happy to compensate us for our hardwork. Most Sellers understand that, especially when the work begins, which is long before the launch. When we embark on a project to sell a home, the first month, two or even three months, is what the average person doesn’t see, yet this is where the home selling process begins. What the public sees is a beautiful and refined finished product.
Moving On
Commission is now referred to as compensation (Buyers Compensation) and as Buyer concessions. In the end, as fast as things are changing, the fact is, things remain the same.
Thus far all of our Sellers and many other wise Sellers are keeping with the old model.
Although commission/compensation/concession is no longer noted in the MLS aka the Multiple Listing Service, Sellers are compensating Buyers. Why? If a Seller chooses not to participate by paying a commission to the Buyer, as has been done in the past, a Seller will not maximize the value of their investment, their home. A Buyer is already coming to the table with a significant down payment, plus closing and loan costs, while the commission paid by the Seller is baked into the listing price.
